facilities maintenance Supervisor (Not to exceed $82,000)
DISTINGUISHING FEATURES OF THE CLASS: This position exists in a hospital and involves responsibility for supervising the efficient maintenance and operation of a variety of buildings, grounds, and equipment. An employee in this class supervises, trains subordinates, and participates in work of a general mechanical nature which may include masonry, carpentry, painting, plumbing, heating or electrical maintenance and repair. Additionally, an incumbent oversees and may participate in grounds maintenance functions. The work is performed under general supervision of the Director of Facilities Management with considerable latitude given for the exercise of independent judgment in planning and carrying out the details of the work. Supervision is exercised over the work of maintenance and grounds keeping employees. The incumbent does related work as required.
TYPICAL WORK ACTIVITIES:
Assigns employees to various maintenance tasks and establishes schedules of work;
Inspects painting, carpentry, plumbing, electrical and other mechanical and maintenance employees or private contractors;
Makes regular inspections or buildings and grounds to ensure that proper maintenance and grounds keeping procedures are being followed, checks for safety and health hazards, and makes recommendations for correction and improvements;
Inspects and supervises the operation and maintenance of boilers and heating, ventilating and air conditioning equipment;
Prepares tentative budget estimates for maintenance activities;
Prepares work schedules for departmental staff to insure effective resources are available for the facility’s needs;
Reviews, prioritizes, estimates, plans, schedules and verifies completion of work orders;
Initiates and processes purchase requests;
Ensures that preventive maintenance requirements are met consistent with JCAHO requirements;
Evaluates pricing and secures competitive pricing for labor and building maintenance materials;
Identifies safety issues, initiates corrective action and enforces safety policies;
Keeps shop area and mechanical and electrical areas neat and orderly;
Analyzes cost and work schedules recommending necessary changes;
Develops work schedules and procedures to handle emergencies;
Keeps records and prepares reports on building and grounds maintenance;
Receives and attempts to settle grievances and personnel problems of subordinate employees;
Supervises snow removal and ice control activities in parking lots, driveways and walks;
Submits written evaluations on job performance of maintenance employees;
Orders supplies and equipment and organizes inventory to ensure continuous and efficient operation of the buildings and grounds functions;
Develops and conducts a preventive maintenance system and schedule for power tools and equipment used by the maintenance staff;
Maintains a variety of records and accounts pertaining to equipment operation, purchase of supplies and equipment, maintenance activities and personnel activities.
FULL PERFORMANCE KNOWLEDGE, SKILLS, ABILITIES AND PERSONAL CHARACTERISTICS:
Thorough knowledge of modern large-scale buildings and grounds operation, maintenance and repair principles and practices; good knowledge of the operation and maintenance of electrical, plumbing, heating, ventilating and cooling equipment; good knowledge of tools, terminology and practices of one or more of the mechanical or building trades; ability to plan, assign and supervise the work of others; ability to understand and carry out complex oral and written instructions; ability to read plans and blueprints; ability to prepare specifications and orders for the delivery of buildings and grounds supplies, equipment and services; mechanical aptitude; manual dexterity; physical condition commensurate with the demands of the position.
MINIMUM QUALIFICATIONS: Either:
(A) Graduation from a regionally accredited or New York State registered two year college with an associate degree in building construction, building maintenance, or engineering technology and two years of supervisory experience in buildings and grounds maintenance activities; or
(B) Four years of experience in buildings and grounds maintenance activities, two years of which shall have been in a supervisory capacity; or
(C) An equivalent combination of training and experience as defined by the limits of (A) and (B) above.

Eligibility for an appropriate level New York State driver’s license at the time of application for appointment. Possession of the license at time of appointment.
